Rachel Carey
Chief Real Estate Officer, Westside Future Fund
Rachel Carey serves as the Chief Real Estate Officer of Westside Future Fund, a place-based community revitalization non-profit focused on some of the most underserved and disinvested neighborhoods in Atlanta. Since joining the organization in 2018, Rachel has overseen the investment of more than $80 million in impact lending and over $40 million in philanthropic dollars to bring high-quality, mixed-income housing to legacy Westside residents. Under her leadership, Westside Future Fund has acquired or developed over 200 units of multifamily housing and nearly 50 single-family homes, with a development pipeline of more than 500 units.
With fifteen years of experience in structuring and executing complex affordable housing transactions utilizing multiple financing sources. During her eight-year tenure at Forsyth Street Advisors, a preeminent New York consulting firm specializing in public finance and affordable housing, she was responsible for arranging over $850 million of debt and equity, and was deeply involved in all phases of the development process, from project scoping and development through construction closing and permanent conversion. Rachel also provided advisory services, feasibility consulting, and portfolio analysis to private clients, government agencies, and municipal housing authorities. In 2017 Rachel moved to Atlanta, where she served as Vice President of Real Estate Investments for the Atlanta Housing Authority, overseeing all financing aspects of the agency’s real estate transactions. Her responsibilities included recapitalization of the Authority’s existing mixed-income developments and structuring of public-private partnerships on the Atlanta BeltLine. Rachel holds undergraduate degrees in architecture and history of architecture, as well as a master’s degree in real estate, from Cornell University.
